What to do after a flood or water damage
Short answer: After a flood, make the home safe first: turn off power to affected areas if it is safe to do so, and avoid contaminated water. Then stop the source, photograph everything for insurance, remove standing water, and start drying within 24 to 48 hours. Remove soaked porous materials, and test for mould before rebuilding.
Safety first
Do not walk through standing water near electrical outlets or equipment. Treat sewage and river floodwater as contaminated: wear gloves, boots and a respirator, and keep children and pets away. If the flood was caused by an overland flood or a river, follow local authority guidance before going back in.
Steps to take
- Stop the water source if you can (main shut-off for plumbing leaks).
- Call your insurer and photograph the damage before moving anything.
- Remove standing water and wet contents.
- Dry the area with fans and dehumidifiers. Materials left wet for more than a day or two can grow mould.
- Remove soaked drywall, insulation and carpet pad. In homes built before 1990, test for asbestos before disturbing drywall or other building materials.
- Test for mould and moisture before closing walls back up.
How Medallion helps
We test for moisture and mould, remove contaminated materials under containment and HEPA air filtration following WorkSafeBC guidance, remove flood odours, and confirm the result with post-work lab testing. See water damage restoration, mould remediation and inspection & testing.
Frequently asked questions
How fast does mould grow after a flood?
Mould can start growing on wet materials within about 24 to 48 hours, which is why fast drying matters.
Can flooded drywall be saved?
Drywall soaked by contaminated or long-standing water usually has to be removed. Clean-water leaks that are dried quickly can sometimes be saved. Moisture testing decides.
Do I need mould testing after the floor looks dry?
Testing is recommended. Materials can look dry on the surface while staying wet inside walls or under floors.
